Tenancy Audits… Did You Know?

Tenancy audits are an essential part of managing our neighbourhoods and supporting our residents.
A tenancy audit of a Settle home is an unannounced visit by a member of Settle’s Neighbourhoods team to check up on the household details and the condition of the home.
During this visit, we will note any support we can help you with, review who is living in your home, and check your home to see if there are any repairs needed.
If we visit your home for a tenancy audit at a time that isn’t convenient, we can arrange to come back and carry out the tenancy audit at an alternative time.
If we have already made a visit to your home for a tenancy audit and you have provided us with access to your home, thank you – we appreciate your co-operation.
Why does Settle do tenancy audits?
Tenancy audits serve many purposes, including helping us at Settle to:
- Support residents, by identifying any needs and resolving concerns like repairs or anti-social behaviour (ASB)
- Ensure homes go to those in genuine need by detecting and addressing tenancy fraud.
Tenancy fraud
We are committed to addressing instances of tenancy fraud, including cases where:
- A resident has abandoned their property without ending their tenancy
- A resident is subletting their property while living elsewhere.
Tenancy fraud impacts housing availability and prevents us from reallocating homes to those who genuinely need them.
This is why, if we visit your home for a tenancy audit, we will also ask you to show us at least two valid forms of ID as proof of identity and residence.
We work in partnership with other agencies to investigate fraud, and when evidence demonstrates that tenancy fraud is occurring, we will take legal action to recover the property when other measures have failed. This is so that the home can be reallocated to someone in need.
