Electrical safety and maintaining electrical installations, equipment, and portable appliances is a responsibility shared by Settle and our residents.
Our role
We’re legally obliged to maintain a safe environment for residents and colleagues, within the home of each resident, and within all communal areas of buildings and other properties we own and/or manage. To do this, we:
- Carry out electrical safety tests and inspections in all our rented properties every 5 years.
- Provide a copy of the electrical safety report to you if requested.
- Manage any follow-up work arising from the tests and inspections.
- Install, test, and replace (as required) battery/hard-wired smoke and carbon monoxide alarms. (Carried out at the same time as the annual gas safety check).
- Operate a robust process if there is difficulty gaining access to a property to carry out the electrical safety check or remediation works. We will use a legal process to obtain access where necessary.
- We will do as much as is practically possible to provide reasonable adjustments or provide additional support to enable residents to better access and understand our services, including to complete safety checks.
Your role
- If you have any problems or concerns about the electrics in your home at any time, please contact us immediately.
- Book or confirm your electrical safety check promptly.
- Prepare for your electrical safety check and provide access at the mutually agreed time.
- Be aware of electrical safety for items you plug into your sockets:
- Only buy electrical products including cables and chargers from reputable retailers which you trust. Visit this website to find out about recalled products
- Check that the voltage of your electrical products is 230V, 50Hz – the UK domestic voltage
- Make sure the product is a three pin UK plug or charger
- And only plug an extension lead into the wall, never into another extension lead
- Regularly check the condition of cables for damage, wear and tear, and that the plug is fastened securely to the cable
- Unplug your appliances at night-time and when you are not using them
- Adequate ventilation around the device is really important when charging appliances – don’t charge devices under pillows
- Never use water on an electrical fire
- Avoid spillages on electrical products
