Fire safety management

Fire safety management is a responsibility shared by Settle and our residents.

Our role

We’re legally obliged to maintain a safe environment for residents and colleagues within the home of each resident, and within all communal areas of buildings and other properties we own and/or manage. To do this:

  1. We carry out fire risk assessments to all blocks of flats and schemes with communal spaces. Competent, fully qualified fire safety professionals carry out the assessment and rate the risk grade of the buildings. The fire risk assessments are carried out to the following time frames:

A. High risk buildings – every 12 months.

B. Medium risk buildings – every 18 Months.

C. Low risk buildings – every 36 months.

2. Residents with specific needs are independently risk-assessed and appropriate measures are put in place to further minimise risk of fire and injury.

3.We complete works resulting from fire risk assessments based on the risk assessments priority rating, using the following time frames:

A. Priority 1 – Same day or within 24 hours

B. Priority 2 – High risk – within one month

C. Priority 3 – Medium risk – within three months

D. Priority 4 – Long term action to be delivered as part of a planned programme

4. We inspect communal fire doors:

  • Every three months in buildings of 11 meters or higher
  • At the time of the fire risk assessment in buildings less than 11 meters
  • We inspect front doors to flats in line with the fire risk assessment for the building

5. We listen to residents when you report a concern relating to fire safety and respond accordingly.

6. We’ll use the legal options available within the terms of the tenancy and lease agreement should any resident, leaseholder, or shared owner refuse access to carry out essential fire safety management inspection and remediation works.

7. We will do as much as is practically possible to provide reasonable adjustments or provide additional support to enable residents to better access and understand our services, including to complete safety checks.

Your role

  1. Report concerns relating to fire safety immediately on 0330 343 0016.
  2. Check your smoke alarms weekly – report any problems to us.

In addition – If you live in a block of flats or scheme

  • Be aware of the fire evacuation plan in your block of flats.
  • Keep all communal doors closed.
  • Your front door must be fire rated. We do this if your flat is rented from us. If you lease your flat from us and have replaced your front door, you must provide us with evidence of fire safety grade.
  • Communal hallways and staircases are fire evacuation routes. Remove all personal items as these are trip hazards and potential sources of fuel or toxic gasses. Read more here
